1. Description of the subject area (2 tasks)

     We consider here two solvable tasks on finding optimal strategies of choosing a housing object of required category with two possible purposes:

1) for purchase of this object for personal use, its possible repair of fine finish, as well as purchase for it the necessary furnishing (see definit. below) — mode of housing purchase;

2) for its lease at the permissible amount of the rent — mode of housing rental.

     Both of these tasks can be solved numerically by using the new science-intensive network technology called "Information technology of automation of control of discrete technological and information processes (in short IT AC DTIP)", because optimizable process has all necessary properties for that. This process is discrete and is classified as an instant process of selecting choices. Its elements in terms of DTIP are:
  • services on repair or fine finish of rooms of a housing object — demands;
  • required elements of its furnishing (see definit. below) — demands;
  • amount of investment — a device of service.

Definition. A part of the housing object means its separate room (a room, a kitchen, a bathroom, etc.) with its possible contents. The last is called the furnishing, which can include furniture and household appliances. One set of furniture or one appliance is called here an element of furnishing.

Note 1. Relative factor of influence of some object (element, property) on anything is calculated as the quotient of the specified value of influence degree of this object by to the sum of specified values of influence degrees of all objects of the same class (group).

Note 2. Factor of usefulness of some object (element, property) is a subjective quantitative estimate of a user (investor) concerning this object when it used as intended.

1) notations in statements of solvable tasks:

  • HO — a housing object;
  • PHO — a part of HO;
  • RFF — repair or fine finish;
  • EF — an element of furnishing;
  • IFA — integral factor of attractiveness of HO.

Note 3. For a perfect sample of HO of the category in question, which fully satisfiers the user of this program, the value of IFA is always equal to 1. The worse would be the HO, the less will be the value of this indicator, provided that the user objectively sets different weighting factors in a being solved task.

2) notations in formulas for quality criteria:

  • subscripts:
    • i — current HO property number;
    • j — current PHO number;
    • k — current PHO EF number;
  • superscripts:
    • x — variant of HO (is given);
    • y — variant of PHO RFF (is found);
    • z — a choice option of PHO EF (is found);
  • relative factors (<=1):
    • of influence:
      • v1 — for HO property;
      • v2 — for PHO;
      • v21 — for PHO room;
      • v22 — for PHO furnishing;
      • v221 — for one PHO EF;
    • of PHO capacity kv;
    • of PHO attractiveness kp;
  • factors of usefulness (<=1):
    • p1 — for HO property;
    • p21 — for PHO room;
    • p211 — for PHO RFF;
    • p221 — for one PHO EF;
  • notations for the mode of housing purchase:
    • C — allocated amount of investment;
    • s0 — cost of services of realtor and notary;
    • s1 — HO cost;
    • s2 — RFF cost for PHO room;
    • s3 — cost of one purchaseable EF.
